.A quick list and explanation of the stages involved in the design, building application and construction of a project.

Design and Analysis Stage

The first and one of the most important stages of the project. It is within this stage that the client needs to ascertain whether the project is a viable one. Some issues that need to be considered at this early stage, and preferably before discussions take place with the architect, are:

Zoning of the Site (and associated Town Planning Controls).

Restrictions to the site (such as access, easements and covenants).

Expected outcome of project (financial and/or personal).

Financing of project (holding costs, construction costs application fees, marketing and professional services).

Research (the market, construction types, building costs, the appropriate builder, construction team and architect).

When the client is comforttable with the above issues they should commence talks with the architect.

Design Stage Signoff

Building Application Stage

The second stage of the project. At this stage the client would need to have signed off on the design and is comfortable lodging the design with the relevant authority for approval. Some issues that need to be considered, and in some cases reconsidered, at this stage are:

Zoning of the Site (and associated Town Planning Controls).

Restrictions to the site (such as access, easements and covenants).

Compliance issues with the project (what relaxations, requests, contributions are required).

When the client is comfortable with the above issues they should commence discussions with Council, relevant authorities, Town Planners and other project consultants..

Development Application

Building Application

Construction Stage

The third stage of the project. At this stage the client should have all the relevant approvals from the local authority and is comfortable with continuing onto the construction stage. Some issues that need to be considered, and in some cases reconsidered, at this stage are:

Restrictions to the site (such as access, easements and covenants).

Compliance issues with the project (approval conditions that may have been placed on the project).

When the client is comfortable with the above issues they should commence discussions with selected builders and suppliers..
